Form reports are quite often suitable for residential appraisals. Narrative style reports are prepared for other property types. Reporting requirements are specified in USPAP. Essentially, the data and analysis to support the value conclusion must be clearly reported and described along with a certification stating that it is an unbiased, objective, professional opinion. For some limited uses USPAP permits a “Restricted” report. This is a brief report that only states relevant facts about the property and the value conclusion. These are intended for “the clients eye only” and must reference a complete work file to support the conclusions.
