Each appraisal is developed for a specific use and for a specific user. The scope and level of reporting may vary depending on the intended use.
The development and reporting of appraisal services are subject to State and Federal regulations. Members of the Appraisal Institute must meet additional requirements
The three valuation approaches that can be applied to the appraisal problem are the Sales Comparison Approach, Income Capitalization Approach and the Cost Approach.
Form reports are quite often suitable for residential appraisals. Narrative style reports are prepared for other property types.
